We strongly recommend hiring a licensed home inspector once there is a signed contract on the property. Why spend the money? Let's face it, a home is not flawless, even a new one, it is going to have physical defects. Most of them are probably minor; however, certain ones can cause you major expenses and headaches.
Many Buyer's are under the assumption that if a house is listed by Real Estate Firm, it must be OK. While many real estate agents may have some knowledge of the physical properties of a house (ie... structure, electrical, Heating and A/C , plumbing, etc.), they are certainly NOT experts in that field, nor do they inspect homes for defects on a daily basis. Real Estate professionals rely on information they have obtained from the Owner, and what they physically can see. But defects can be hidden, even from an honest Owner.
That's why it is so important to hire a home inspector who is licensed by the State and inspects homes on a daily basis. They have the experience and knowledge to find the hidden problems that can cause you headaches later down the road.
